A community, not a prototype
Cleora, a 55-acre development in Salida, Colorado, is on track to become one of the world's largest planned 3D-printed residential communities. Seven homes are already finished and several have sold. The project will eventually include 106 homes, with more than 65 printed using robotics from Denver-based RIC Robotics. What sets Cleora apart from most printed housing projects is its structure: it is its own metro district, handling utilities, water treatment, and shared infrastructure as a single package rather than a patchwork of separate arrangements.
The site infrastructure is complete. Two autonomous RIC printing systems are running on site. True North, the general contractor, is using the compact RIC-M1 for single-story homes and the larger PRIMUS platform for structures up to three stories and roughly 32 feet. The development represents a shift from single demonstration homes to an entire neighborhood built with the same technology.
Workforce development built in
RIC Robotics founder Ziyou Xu has been clear that the goal is not automation for its own sake. The technology is meant to subsidize labor, not replace it, as the construction workforce ages and retires faster than it is being replaced. To that end, Cleora's managers partnered with Colorado Mountain College to train students in automated construction. Students already work on site, learning the robots, the printing process, and digital design software. The collaboration is expected to grow into formal training programs and certifications.
That workforce angle is rare in large-scale 3D printing announcements. Most press releases focus on speed or cost. Cleora is trying to build a local talent pipeline alongside the homes, which suggests the project is thinking about long-term operations rather than a one-time construction sprint.
How it compares
ICON's Wolf Ranch development with Lennar in Texas set the community-scale benchmark at 100 homes. PERI, COBOD, Holcim, and Plurial Novilia completed a 12-apartment, three-story building in France in April that cut three months off a conventional timeline. Cleora is different because it combines a large home count with its own municipal framework. Few printed housing projects attempt to create a metro district from the ground up.
The project managers acknowledge that printing is not currently the cheaper route. Distinctive homes can be delivered at scale, but the cost case still depends on volume, supply chain maturation, and regulatory acceptance. Cleora is betting that those factors will align as construction robotics improves.
Why it matters
The 21st Century Road to Housing Act passed the US Congress in 2026. It includes a grant program that fast-tracks construction projects using pre-approved housing designs. Cleora fits that model. If the federal government is serious about lowering housing costs, projects like this one offer a test bed for whether robotics can deliver on the promise of affordable, well-designed neighborhoods without requiring homeowners to wait decades for the technology to mature.
Housing policy has failed at scale for generations. The private sector is now trying to solve a problem the public sector created. Whether Cleora succeeds or stalls, it is one of the clearest examples yet of 3D printing moving from experiment to actual community development.
